Chula Vista recently funded hard money loan from Lantzman Lending

We at Lantzman Lending are thrilled to share another success story from one of our long-time clients and a very experienced investor! 📈

This time, our savvy investor set their sights on a property in beautiful Chula Vista, San Diego County. 🏡 Purchased in February 2024 for $475,000, this gem was sold in May 2024 for $615,000.   This investor knows how to turn their properties quickly with a 90 day turnaround from start to finish.   For most fix and flip investors we recommend you try to get it done in 3 – 4 months but budget for at least 6 months in case things don’t go quite to plan.   We have financed thousands of flips and we can tell you from experience that you should plan for the unexpected.

We were proud to provide a $400,000 loan to help make this deal happen. It’s a classic example of how keeping it simple and sticking to tried-and-true methods can lead to outstanding results. San Diego County Market Update:

The San Diego County real estate market continues to be hot as it reaches new high water marks for the median sales price at the end of June.  The median home price of all homes was $920k and the median price for Existing SFR was over $1M.  Both of these numbers are all time record prices.
The median home price set a new record high for existing home sale prices, even with inventory starting to increase. Inventory levels are beginning to creep up, and we are sitting right around 2.6 months of of inventory.  These are some of the highest levels of inventory since the before the COVID pandemic.  And while they are still low historically, it is an area that you need to watch.    Historically, 4-6 months of inventory is considered a healthy level.  If you want to check your County, then California Association of Realtors has a comprehensive database.   (Inventory levels are measured by taking the # of homes on the market at the end of the month by the number of homes sold in the corresponding month).  Pre-Covid, in mid 2019, we had 4.5m worth of inventory, and the prices were still trickling up at that time.

  • 1348 Existing Home Sales (down 2% from 1 year ago)
  • Median Existing SFR Home Price: $1.05M (Record high, up 10% from last year!)
